New Developments Battle Brownstones in Boerum Hill

Don’t call it Boring Hill.

Boerum Hill, a quaint enclave long known for its stately stock of brownstones, will see a batch of larger structures arrive — activity that is a strong sign of a neighborhood in flux.

One of them is The Boerum, a 128-unit condo at 265 State St., where all but two units are in contract. Another, 465 Pacific St., launched sales for its 30 units in September from $835,000; by the end of March, they sold out.

Developers believe they’re simply filling a void, industry sources say. Boerum Hill has been home to larger buildings, but not enough of them. Folks in the local real estate market also attribute its boom to the desire to live in a spot easily accessed by 12 subway lines — without the hefty cost of a brownstone.

“If you look at the last cycle of Boerum Hill, the majority of new developments were townhouses,” says Brendan Aguayo, managing director of Halstead Property Development Marketing, which is handling sales and marketing at two condos — The Hendrik, a 33-unit project at 509 Pacific St., which aims to launch sales this spring from an estimated $1.5 million, and 610 Warren, an address with 31 apartments and interior design by Paris Forino, which also launches this spring, with pricing from $950,000. “With condos, there’s opportunity to be in a very brownstone-fabric neighborhood for a lower price point.”

He’s right. The median price for a Boerum Hill condo was $1.42 million in March, StreetEasy shows, while the figure for townhouses hit $3.99 million.

The Hendrik will deliver 33 condos when completed in fall 2017; there will be two- through four-bedrooms running up to 2,500-plus square feet. Many units will have terraces, and they’re estimated to have a $1.5 million base price. But hey, if you can’t land a home with a private outdoor space, enjoy the building’s shared landscaped roof and a central courtyard. Want more? There’s also a gym, lounge, children’s playroom, pet spa and parking.

Partial Reveal of Six-Story, 33-Unit Mixed-Use Project at 509 Pacific Street, Boerum Hill

Back in August of 2015, YIMBY reported on applications for the six-story, 29-unit mixed-use building at 509 Pacific Street, in Boerum Hill. Now, Curbed NY has updated details on the project, as well as the first partial renderings revealing the structure’s exterior. The 114,812-square-foot building, dubbed the Hendrik, will actually feature 33 residential units, averaging 1,680 square feet apiece. The apartments will be condominiums, ranging from two- to four-bedroom configurations. Per the Schedule A, amenities will include a fitness center and a 12,725-square-foot parking garage in the sub-cellar. There will also be 16,293 square feet of retail space across the ground and cellar levels. Hopestreet and AEW Capital Management are the developers, with Beyer Blinder Belle behind the design. The site’s old Walgreens store was demolished in 2015 and completion of the new structure is expected in 2017.

First Look at the Hendrik, Beyer Blinder Belle’s New Boerum Hill Condos

More and more condos keep coming to Boerum Hill, with the Hendrik, a new development by Hopestreet, the latest to join other projects like The Boerum, The Nevins, and Morris Adjmi’s 465 Pacific Street. The latest one will rise on the site of a former Walgreen’s drugstore, which was demolished in 2015. And like those other developments, condos at the Hendrik won’t come cheap—apartments are due to start at $1.5 million and rise from there. The building will be designed by Beyer Blinder Belle (known for projects like the Whitney Townhouses and Downtown Brooklyn’s Belltell Lofts), and will feature amenities like a lot of green space—there will be courtyards and terraces aplenty. Sales for its 33 two- to four-bedroom condos are set to launch sometime in the next few months, and the building should be completed by 2017.

New NYC Apartments Hitting the Market: Spring 2016

The weather is turning warmer and flowers are finally in bloom, which can only mean one thing: spring has arrived. And that can only mean one thing: it’s time to look at the many, many, many apartments—both rentals and condos—that will be hitting New York’s real estate market in the next few months. Across more than 40 developments, there are starchitect-designed condos (your Selldorfs, Sterns, and Pianos among them) and super-pricey, family-friendly apartments, along with under-the-radar outer-borough rentals and apartments that are deemed “affordable luxury.” It’s a lot to take in, and as always, if we missed anything, the tipline is right this way.

The Hendrik
In an area that’s so jam-packed with buzzy new development, relatively little is known about Hopestreet Development’s The Hendrik. Here’s what’s out there so far: the building rising at the corner of Third Avenue and Pacific Street is designed by Beyer Blinder Belle and will have 33 two- to four-bedroom condos. Pricing will start at $1.5 million, and some condos will have private outdoor space. All building residents will have access to a shared rooftop and common courtyard. The building is expected to hit the market in early spring. Maybe that means it’ll get some renderings soon, too. The building is expected to be complete in fall 2017.
